Coquitlam opens 71 affordable rental homes near Lougheed Town Centre

Seventy-one new rental units at 315 Alderson Ave. have opened through a partnership involving BC Housing, Anthem Properties and Lookout Housing and Health Society, providing homes for low- and moderate-income families, individuals and seniors in Coquitlam.

The Province, in partnership with BC Housing, Lookout Housing and Health Society and developer Anthem Properties, has opened 71 affordable rental homes at 315 Alderson Ave. in Coquitlam, officials announced Thursday.

Housing mix and who will operate the building

The six‑storey building is part of Anthem’s SOCO master‑planned community near the Hanin Village shopping area and about a 10‑minute walk from Lougheed SkyTrain station. BC Housing has secured 40 homes in the newly built development for affordable market rental use, while Lookout owns and will operate the remaining 31 units. All of the units owned by Lookout will be offered at below‑market rents.

“Coquitlam is a growing community, and we want to make sure that the people who want to stay and live there have the choice to do so,” said Christine Boyle, Minister of Housing and Municipal Affairs.

The project sits within a larger SOCO neighbourhood plan that will include eight buildings with a mix of market and affordable homes, retail services and a daycare; four buildings are already complete. Residents of the new building will have access to amenities including a fitness centre, common gathering space, a rooftop outdoor area and landscaped outdoor spaces intended to foster community connection.

Local significance and immediate outcomes

Provincial officials framed the opening as part of efforts to deliver homes more quickly for people with low and moderate incomes. The move secures homes in a central location with transit access and nearby shopping, which officials say supports stability for families, seniors and workers who want to remain in Coquitlam.

  • Address: 315 Alderson Ave., Coquitlam
  • Total units opened: 71
  • BC Housing‑secured units: 40 (affordable market rental)
  • Lookout‑owned units: 31 (below‑market rents)
  • Nearby transit: Approx. 10‑minute walk to Lougheed SkyTrain
Partner Units Type
BC Housing 40 Affordable market rental (secured)
Lookout Housing and Health Society 31 Below‑market rental (owned & operated)

Tenants have already begun moving in. A resident quoted in the release described the sense of security the building provides:

“I wake up feeling like this is my home. You don’t have stress that the landlord is going to evict you or something like that. I just feel so secure in the building. It’s warm, homey, and again, the staff are so attentive.” — a tenant at the new building

Officials say the project demonstrates the use of multiple tools — provincial partnerships, land and developer involvement and non‑profit operators — to deliver housing faster. For Coquitlam, the new homes add to the supply in a transit‑oriented area and form part of an evolving neighbourhood that mixes market and affordable options alongside retail and child‑care services.

Longer term outcomes will depend on how similar partnerships are applied elsewhere in the city and whether the balance of market and below‑market units within SOCO and other developments addresses pressures on affordability across different income groups.
